Everything owners, employers, and workers need to know about how Arraigo Balears works.

For Property Owners

Consumption-based utilities — electricity, water, gas, internet — are the occupant's responsibility. The corporate lease between Arraigo and the owner specifies that Arraigo (as legal tenant) passes these costs to the occupant via the employer, either by transferring accounts into a neutral name or through a monthly recharge mechanism.

Fixed ownership costs — IBI (council tax), community fees (gastos de comunidad), and building insurance — remain the owner's responsibility. These are fully deductible against rental income before the IRPF reduction applies.

Rental terms clause: "Suministros (electricidad, agua, gas, internet): a cargo del arrendatario / occupant. IBI, gastos de comunidad y seguro del inmueble: a cargo del arrendador."

The worker never pays rent directly — the employer pays Arraigo, and Arraigo pays the owner. If the employer defaults, Arraigo's layered security applies: a 2-month deposit held in escrow, employer guarantees written into the corporate lease, and a rental default insurance policy. The owner's income is protected at every layer.

Arraigo has a 30-day re-match guarantee. When employment ends or a worker moves on, Arraigo sources a replacement occupant within 30 days. The corporate lease with the owner remains uninterrupted — there is no vacancy gap and no need for the owner to find a new tenant.

Yes, if agreed at the outset. Arraigo structures leases around the owner's availability calendar. Many foreign owners offer properties on a 9–10 month basis (October–July), keeping their summer access. Seasonal availability is declared at onboarding and written into the lease term.

Under Spain's 2023 Housing Law, owners renting to permanent residents receive a minimum 50% IRPF reduction on net rental income. Post-rehabilitation properties qualify for 60%, and properties in a zona tensionada (Palma designation pending) qualify for 90%.

Because Arraigo structures leases so the ultimate occupant is a local worker using the property as their primary residence, the reduction applies. On a €900/month property, this takes the effective tax rate from roughly 45% to under 20% on net income.

Yes. Spanish law requires a valid habitability certificate for any residential letting. Arraigo's inspection process verifies this at onboarding. If yours has lapsed, we can advise on renewal — properties without one cannot be onboarded until it is reinstated.

For Employers

A one-off €600 placement fee per worker housed, or an annual subscription of €1,500 for unlimited nominations (best for companies housing 3+ workers). Rent is structured as retribución en especie under ET Art. 26.1 — it comes out of the existing payroll package rather than being an additional cost, and is fully deductible as a business expense.

Yes — Spanish law caps retribución en especie at 30% of total remuneration. Arraigo's onboarding calculator checks this for every nominated worker before contracts are signed. Workers whose salary doesn't support the property's rent at the 30% threshold are matched to a room or cheaper unit instead.

The worker receives a 30-day housing grace period regardless of the reason for termination — including redundancy or dismissal. This is written into the tripartite agreement. After 30 days, Arraigo re-matches the property to another employer's worker. The employer's obligation ends when the employment relationship ends — there is no ongoing liability for the property.

You nominate; Arraigo verifies. The worker must have a signed, SEPE-registered employment contract with your company and be registered with Social Security. Beyond that, the choice of who to house is entirely yours — Arraigo does not select workers or impose quotas.

For Workers

Nothing directly. Rent is paid by your employer as part of your employment package. Under Law 10/2023, letting agencies and intermediaries cannot charge fees to tenants — this applies to Arraigo's model too. Your only possible financial exposure is if you voluntarily agree to a co-payment arrangement above the 30% cap, which is always optional and agreed in writing.

You have a guaranteed 30-day grace period in the property after your employment ends, regardless of the reason. During this time Arraigo will help you understand your options. Housing cannot be used as a tool of employer control — you can contact Arraigo directly and independently of your employer at any time.

Household size is declared at onboarding and matched to property capacity at the point of placement. Families are welcome where the property is appropriately sized and the employer's salary supports the 30% cap calculation for the total household.

Legal & General

Yes. The model rests on two long-established pillars of Spanish law: arrendamiento de uso distinto de vivienda (LAU Art. 3), which allows corporate entities to hold leases without the tenant-protection provisions that apply to individual residential tenants; and retribución en especie (ET Art. 26.1), which allows employers to provide housing as part of a worker's remuneration. Both have been used by Spanish employers for decades.

Arraigo adds AML/KYC compliance, standardised tripartite contracts, and insurance — it does not rely on legal grey areas.

It is a lease where the tenant is a legal entity (a company) rather than an individual. Because the protections of Spain's Housing Law attach specifically to natural persons renting as their primary residence, they do not apply to a corporate tenant. This is what gives owners genuine security — eviction timelines, vulnerability-based suspensions, and mandatory renewal terms are all LAU residential provisions that simply do not apply here.

No. Arraigo Balears is a regulated intermediary. We hold leases from owners and license occupancy to employers — we never purchase or develop property. This keeps capital requirements low and aligns our incentives entirely with the quality of the match between owners, employers, and workers.
